Tenancy Options
Each type of tenancy is associated with different rights and responsibilities: |
Co-Tenancy
- all tenants sign the rental agreement
- all tenants have the same rights and responsibilities
- if one tenant ends the tenancy, all tenants must leave or re-negotiate a new agreement
- if one tenant is evicted, all tenants may be evicted, unless the landlord chooses to re-negotiate a new agreement with the remaining tenants
- if a tenant moves out, she/he is still responsible for paying the rent (unless signed off the agreement)

Tenancy In Common
- each tenant has a separate rental agreement
- each tenant is responsible for his/her own rental costs
- one tenant’s eviction doesn’t affect the other tenant

Occupancy (no signed agreement)
- occupant has minimal rights and responsibilities
- if the tenant is evicted, the occupant will be evicted
- tenant can demand the occupant leave
- landlord’s approval is required before occupancy
